Roof Maintenance

Bought this little toy a couple months ago. We have owned bumper pulls and motor homes over the years, but nothing this style. With the way the roof is designed, do we need to do any special roof maintenance other than making sure seals around vents and air conditioner are good?

Since the roof is one solid piece of Filon, just do like you asked and make sure the seams are sealed. I wouldn't try walking on that roof.

Your trailer has a FILON front panel and a FILON rear panel. On the roof there are joiner strips that secure the space where the FILON and the TPO roof membrane meet. Those joints are CRITICAL to potential leaks. A "roof inspection/reseal should include a good cleaning, a THOROUGH inspection of EVERYTHING on the roof (not just the sealant but all potentially damaged or cracked plastic/metal mounted on the roof), and a good inspection of the TPO condition. Look for any loose sealant, protruding or questionable screws that appear to be backing out, look for damaged or displaced "vinyl screw cover trim" on the edge molding, any damage to vent covers, electrical connection boxes for the solar system (if you have one), and pay special attention to those FILON/TPO joiner strips.

Once the roof is done, while you're up there, it's a good time to consider removing the air conditioner shroud and cleaning the A/C components under the cover.

Then, check all the slide seals, slide alignment, all window frames for security and no evidence of leaking, check the FILON for any signs of bulging or delamination of the underlay luan panels, check the clearance lights for adequate sealant and pay close attention to any evidence of past water intrusion under the clearance light lenses if they are removeable. The two screws that hold the clearance lights in place are NOTORIOUS as a source of water leaking under the FILON skin. Then, check all sidewalls for any vent/electrical item or hatch/doors that may be leaking or have sealant damage/missing alone the perimeter of the device.....

A "good roof inspection" isn't just about the plastic stuff on the roof and sealant around them. It's about checking the ENTIRE trailer and EVERYTHING screwed or bolted to it, to make sure nothing is leaking or damaged that "could be a source for a potential leak".....

I see Chuck brought up a potential that the ENTIRE roof is FILON. If that's so, then you still need to check the roof/side moldings for sealant, the vinyl trim screw cover as well as everything on the roof. The only part that would be different is there won't be any of those "transition strips where the FILON/TPO join"....
